GATHER Studio Rental Agreement & Terms of Use Managed by Content Supply LLC Location: 301 S Main Street, Brighton, CO 80601 1. Parties This agreement (“Agreement”) is between Content Supply LLC d/b/a GATHER (“Studio”) and the undersigned Client (“Renter”), who is renting studio space within GATHER for the purpose of photography, video, audio, or other creative production. 2. Rental Purpose & Term The Studio grants the Client permission to use the designated space solely for creative or production purposes during the reserved rental period. Rental times include setup and teardown. Early arrivals or late departures may result in additional hourly charges. The Studio reserves the right to refuse or terminate use that violates these terms, local ordinances, or safety guidelines. 3. Booking & Payment Full payment is required at the time of booking to confirm your reservation. Reservations are not valid until payment is processed and a confirmation email is issued. Studio access is limited to the specific date and time listed in your confirmation. Time used beyond your reservation will be billed in 30-minute increments at the current hourly rate. 4. Cancellation & Rescheduling Cancellations made 14 or more days before the rental date are eligible for a 50% refund. Cancellations made less than 14 days before the scheduled date are non-refundable. One-time rescheduling may be allowed within 60 days, subject to availability and approval. No-shows or same-day cancellations forfeit all fees paid. 5. Studio Rules & Policies Family-Friendly Venue: No alcohol, smoking, vaping, or drugs are permitted anywhere on the premises. Respect for Property: Client assumes full responsibility for all guests, crew, and vendors on-site. Damage: The Client is financially responsible for any damage to the facility, furnishings, equipment, or fixtures caused by themselves, their guests, or contractors. The Studio will bill the Client for repair or replacement costs. Clean-Up: The Client must return the space to its original condition. A $200 cleaning fee may apply if excessive cleanup is required. Noise & Conduct: Keep noise within reasonable levels. No pyrotechnics, open flames, or hazardous materials allowed. Pets: Pets are not permitted unless they are service animals or part of an approved shoot. Supervision: The Studio may have staff present during rentals for oversight and safety purposes. 6. Equipment Use & Add-Ons Basic lighting, tables, chairs, and Wi-Fi are included. Additional gear (A/V equipment, backdrops, lighting kits, etc.) is available upon request for an additional fee. The Client is responsible for the safe use and return of any rented equipment. Any loss, theft, or damage will be charged at full replacement value. 7. Liability Waiver & Client Responsibility By renting the space, the Client acknowledges and agrees to the following: The Client, their employees, contractors, guests, and participants assume all risks associated with use of the facility and equipment. The Client agrees to release, defend, indemnify, and hold harmless Content Supply LLC, 301 S Main Street LLC, their owners, employees, and affiliates from any claims, damages, losses, injuries, or liabilities that occur during or after the rental period. The Client accepts full financial responsibility for any damage, loss, or injury caused by themselves or anyone under their supervision while on the premises. The Studio assumes no liability for accidents, injuries, illness, or property damage resulting from use of the facility or equipment. The Client is responsible for ensuring they have appropriate coverage or personal insurance for their production, equipment, and crew. 8. Safety & Emergency Emergency exits must remain clear and accessible. No weapons, open flames, or hazardous materials are allowed. Fire extinguishers and first-aid kits are available on-site. In case of an incident, Client must immediately notify the Studio Manager. 9. Photography, Media & Marketing Use By entering GATHER, the Client and all attendees consent to being photographed or filmed for security, promotional, and marketing purposes by the Studio. If the Client prefers to opt out of this use, they must provide written notice before the rental date. The Client grants GATHER / Content Supply LLC limited permission to reference their brand name or production in portfolio materials (e.g., “Filmed at GATHER”). 10. Minors on Set All minors (under 18) must be supervised by a parent, guardian, or responsible adult. The Client assumes full responsibility for any minors present during the rental. 11. Termination of Use The Studio reserves the right to immediately terminate any rental if: The Client or guests violate safety rules or Studio policies, Illegal, unsafe, or disruptive activities occur, or Misrepresentation of the booking purpose is discovered. No refunds will be issued, and additional fees may be assessed for damages or extended use. 12. Governing Law This Agreement shall be governed by the laws of the State of Colorado. Any disputes will be resolved in Adams County, Colorado.
